Satish Jassal Architects has secured planning permission for a new 30,000 sq ft headquarters office and warehouse building in Hounslow for Adini, an established online fashion company based on Great West Road.

The project forms part of a wider site strategy to unlock development potential and support the client’s long-term growth. The site has been divided to deliver both commercial and residential uses, with a separate scheme of 15 apartments—also designed by Satish Jassal Architects—helping to part-fund the new headquarters.

The proposed office building is carefully integrated with an adjacent Grade II listed Art Deco structure originally designed by Wallis, Gilbert and Partners. The new building is conceived as a contemporary backdrop, with its massing articulated through a series of step-backs at upper levels to reduce visual impact and respond sensitively to the heritage context.

The façade is defined by tapering, naturally anodised aluminium piers, complemented by brushed aluminium infill panels and a combination of vertical and horizontal fins. This creates a strong architectural rhythm while reinforcing a cohesive language across both the commercial and residential elements of the site.

This project demonstrates how mixed-use development can unlock complex urban sites, combining commercial expansion with residential delivery while responding to heritage and context.
