Rowan Court is a masterplanned development delivering 46 new council homes on a constrained estate-edge site in Seven Sisters, Haringey. Commissioned by Haringey Council, the project transforms underused land into a high-quality, sustainable neighbourhood while significantly enhancing the surrounding estate.
The scheme provides 100% social rent homes, including 31 apartments, 11 family townhouses and four intergenerational maisonettes, alongside wheelchair-accessible dwellings. All homes are designed to be dual or triple aspect, ensuring high levels of daylight, natural ventilation and long-term liveability.
Beyond the homes themselves, the project focuses on estate regeneration and placemaking. A new public square, upgraded landscaping, improved lighting, planting and new cycle and refuse stores create a safer, more welcoming environment for existing and new residents. A newly introduced mews street establishes a secure and overlooked pedestrian route, improving connectivity to local transport via an existing underpass.
The development is entirely car-free and designed to be low-carbon in operation, with over 81% of energy demand met through on-site renewable sources. Robust, durable materials have been carefully selected to ensure longevity and minimise maintenance for the council.
Rowan Court demonstrates how small, complex urban sites can be unlocked to deliver high-quality council housing while leaving the wider neighbourhood in a better condition than before.
