Satish Jassal Architects has secured planning permission for a contemporary three-bedroom bungalow on a constrained backland site in Ealing, transforming an underutilised plot at the rear of an existing property into a high-quality, sustainable home.
The single-storey house is arranged as an L-shaped plan around a private courtyard, creating strong connections between internal spaces and the garden while maximising daylight and natural ventilation. The layout provides a clear separation between living and sleeping areas, delivering a well-balanced and highly functional home.
Sustainability is central to the design. A biodiverse green roof enhances ecology, improves thermal performance and supports rainwater attenuation. The building is designed to achieve a significant reduction in carbon emissions through a fabric-first approach, supported by air source heat pumps and photovoltaic panels.
The proposal responds carefully to its residential context, addressing previous planning concerns through its low-profile massing and considered siting. The single-storey form minimises impact on neighbouring properties, preserving privacy, outlook and access to daylight. A simple palette of brick, metalwork and landscaping reinforces the building’s integration into its surroundings.
Internally, the home exceeds national space standards, providing a generous open-plan living, kitchen and dining area alongside three well-proportioned bedrooms.
