A backland industrial site transformed into five new homes
Satish Jassal Architects has been appointed to transform a backland industrial site into a residential development delivering five three-bedroom townhouses and one two-bedroom house, each with dedicated parking.
The site is enclosed by streets of Victorian terraced housing, characterised by strong architectural rhythms including paired bay windows, decorative white stonework and patterned brick façades. The design responds to this context by reinterpreting these elements in a contemporary way.
The townhouses are arranged in pairs, with projecting oak-framed bay windows that provide both visual identity and functional benefits. These elements help to create privacy and mitigate overlooking, addressing the sensitivities of a tight backland setting. Living spaces are oriented towards the rear, with multi-level terraces designed to capture south-facing light and extend the internal spaces outward.
A carefully considered material palette unifies the development. Horizontal and vertical brickwork is combined with oak panels, oak-framed windows, bronze-coloured anodised metalwork and white stone detailing. Together, these materials create a cohesive architectural language that allows the homes to be read both as a single composition and as a series of individual dwellings.
This project demonstrates how underutilised industrial land can be unlocked to deliver high-quality family housing, responding sensitively to surrounding context while creating a strong and distinctive residential environment.
