Satish Jassal Architects has secured planning permission for a new four-bedroom bungalow on a former garage site in Barnet, transforming an underutilised brownfield plot into a high-quality family home.
Located at the junction of two residential terraces, the site previously comprised four disused garages and presented an opportunity to introduce new housing while respecting the established urban grain. The design adopts a single-storey approach to maintain the visual gap between the terraces and to mitigate overlooking, ensuring minimal impact on neighbouring properties.
The house is conceived as a series of interconnected brick pavilions, with varying roof heights responding to internal uses and creating a dynamic yet low-profile form. This approach allows the building to sit comfortably within its context while providing generous and varied internal spaces.
At the heart of the home is a private courtyard, which brings natural light deep into the plan and provides multiple aspects for both living and bedroom spaces. Large sliding doors open directly onto the courtyard, creating a strong connection between inside and outside, enhanced by moss gardens and planted green walls.
This project demonstrates how constrained garage sites can be unlocked to deliver well-designed family housing, balancing privacy, daylight and contextual sensitivity.
