A Church of England led development of housing and community hall

Satish Jassal Architects is leading the housing design for Project Arclight, a transformational masterplan for Holy Trinity Church in South Woodford, commissioned by the Church of England. The scheme delivers 28 new homes, including a mix of one, two, three and four-bedroom houses, alongside a new vicarage, providing high-quality housing that responds to local need.

Set within a sensitive historic and residential context, the project has been carefully designed to balance new development with the character of the existing neighbourhood. The masterplan supports Redbridge’s housing targets, with a strong emphasis on family homes, while ensuring the scheme integrates seamlessly into its surroundings.

All homes are designed to exceed national housing standards, with dual-aspect layouts, generous private and shared amenity spaces, and inclusive design principles to support accessibility and long-term adaptability. Sustainability is embedded throughout, with the development targeting an 80% reduction in regulated carbon emissions through a fabric-first approach, supported by photovoltaic panels and air source heat pumps.

The housing forms part of a wider regeneration strategy for the church site, enabling the delivery of new community facilities including a hall, café and public play spaces. The layout has been carefully considered, with homes arranged to create a strong street presence along Hermon Hill, while reducing impact on neighbouring properties and improving the overall site permeability.

Project Arclight demonstrates how underutilised sites can be unlocked to deliver sustainable housing while supporting community infrastructure, creating a cohesive and enduring place for both new and existing residents.
