28 homes in South Woodford, Redbridge

A Church of England led development of housing and community hall

Satish Jassal Architects is proud to lead the housing design for Project Arclight, a transformational development for Holy Trinity Church in South Woodford for the Church of England. Our masterplan delivers 28 thoughtfully designed new homes with a mix of one, two, three, and four-bedroom townhouses, including a new vicarage. The scheme provides high-quality, sustainable housing that meets pressing local needs, supporting Redbridge’s housing targets for family homes while sensitively integrating into the site’s historic and residential context.

The homes are designed to exceed national housing standards, offering at least dual-aspect layouts, generous private and shared amenity spaces, and enhanced accessibility in line with  building regulations. Sustainability is at the heart of the design, with a projected 80% reduction in regulated carbon emissions achieved through photovoltaic panels and air source heat pumps.

The housing sits within a wider vision to regenerate the church site, funding vital community spaces including a new hall, café, and public play areas. Apartments form a cohesive frontage along Hermon Hill, while townhouses are carefully arranged deeper into the site to minimise impact on neighbours. Each home is crafted to create a sense of place, contribute positively to the streetscape, and support community cohesion.

Through this project, Satish Jassal Architects demonstrates our commitment to design excellence, sustainability, and creating new homes that enable strong, inclusive communities.
